This project was simply a land purchase and sale. This opportunity presented itself as a site that had not been fully utilised. The current planning permission was granted for a pair of semi-detached homes. The site however could easily support a block of apartments.
In partnership with an investor, we purchased the site and drew up draft plans for a block of seven apartments which the local planning department were in favour of. On that basis we were able to sell the site to a local housing association who will take our designs and create a bespoke building for their needs. Our investor received a return of 12% per annum, fully secured with a charge on the property. This kind of opportunity requires an entry level amount of funds and is very simple from start to finish.
